With Spring just around the corner, many people start thinking of a home remodel project – paint, flooring, countertops… But before you head off to Home Depot or Lowe’s, you need to know what projects are going to give you the biggest return.  What is going to give you the biggest bang for your buck?

Remodeling Magazine, along with REALTOR magazine, has issued their findings for the Cost vs. Value report for 2011 – 2012.  The big take-away from the report is “replace” not “remodel”.  Some of the replacements with the highest returns to your resale value are :

1. Replacing the entry door to steel

Estimated cost: $1,238 // Cost recouped at resale: 73%

2. Minor kitchen remodel (including new cabinets and drawers, countertops, hardware, and appliances)

Estimated cost: $19,588 // Cost recouped at resale: 72.1%

3. Garage door replacement

Estimated cost: $1,512 // Cost recouped at resale: 71.9%
